  • Tidy Island is a 240 acre private island with 160 acres protected as a wildlife and bird sanctuary
  • 96 waterfront residences are spread along one mile of Sarasota Bay and our lake on beautifully landscaped grounds.  Only 12 more are potentially buildable so we will always be low density, tranquil and secure.

Financial Strength:

Our Board of Directors and on-site manager ensure Tidy Island’s beautiful landscaping, well-maintained facilities and homes, and professional financial management.

We fully fund our maintenance reserves. 


Roofs and siding on all homes and our main boulevard have all been recently replaced without special homeowner assessments.

Our finances are very stable and have been unaffected by recent real estate turmoil. Dues have been raised an average of less than 2% per year for the last 5 years and have not been raised at all from 2009 to 2010.

Tidy Island Culture:

Tidy Island is not age restricted so we have a diverse group of residents from all parts of the country. Our turnover is relatively low and we have only a small number of renters.

History

Tidy Island has a very long history of human habitation. Archeological research shows that aboriginal peoples lived here from about 500 B.C. to 1000 A.D. A later group of Florida Indians occupied the island between 1200 and 1400 A.D. In the late 19th century a small dwelling and farm was established, along with temporary fishing shacks. The earlier inhabitants are commemorated by a museum located on the site of the 19th

century dwelling that displays artifacts from that time and from the prehistoric habitation. The present development was undertaken in the 1980s.
